Each figure is that calculator's own worked example, computed on its sample inputs. Not market data.

How it works

  1. Step 1: Pick the question

Each calculator answers one question. Use the picker, or open the card that asks the one already in your head.

  2. Step 2: Enter your own numbers

Inputs open on a worked sample you can overwrite. Running a calculator is free, and most take a minute or two.

  3. Step 3: Add your email for the full results

Your email opens the full results and the PDF report. The PDF carries a link that reopens the calculator with your inputs, so next month's rerun takes seconds. Any tips we send have a one-click unsubscribe.

Every result shows its working

Formulas and figures last verified . Fee figures from Airbnb Help Center article 1857.

  1. The formula is on the page

Each calculator prints its formula and a worked example next to the inputs. If cash-on-cash is annual cash flow after debt divided by total cash invested, the page says so, and you can check the arithmetic by hand.

  2. Airbnb's fee, from Airbnb

Booking math defaults to the 15.5% host-only fee, or 3% on the split fee, per Airbnb Help Center article 1857. Last checked October 2026.

  3. Nothing is guessed for you

There is no modelled market data in any result. Where a figure is unpublished, such as a Vrbo rate or a quote-only software price, you enter it yourself. A result is as accurate as what you type, and no more.

  4. Sized for 10 to 50 doors

The portfolio calculator ranks up to 50 doors in one table. The owner payout and co-host tools compare every fee base, because two contracts at the same percentage can pay very differently.

Questions

Are these Airbnb calculators free?

Yes. All 20 calculators are free to run. You enter your numbers on the page, and an email address opens the full results and the downloadable PDF report.

Why do the calculators ask for an email?

The email opens the full results page and the PDF, which includes a link that reopens the calculator with your inputs. We may send occasional STR money tips, and each one has a one-click unsubscribe.

How much does Airbnb take from each booking?

Most hosts pay 15.5% under Airbnb's host-only fee, deducted from the payout. On the split fee most hosts pay 3% and the guest pays a separate service fee. Both figures come from Airbnb Help Center article 1857, and the fee calculator shows both on one booking.

How do I calculate an owner payout?

Owner payout equals gross revenue minus channel fees, cleaning, your management fee and the owner's expenses for the month. The owner payout calculator builds that statement line by line and shows your fee on every base, so the owner can check each deduction.

What occupancy rate do I need to break even on an Airbnb?

Break-even occupancy equals monthly fixed costs divided by the contribution from each booked night, divided by the nights in the month. The break-even calculator runs it with and without the mortgage and gives the booked nights needed each month.

What is a good cash-on-cash return for a short-term rental?

The ROI calculator grades cash-on-cash below 6% as weak, 6 to 10% as okay and above 10% as good. Cash-on-cash is annual cash flow after debt divided by total cash invested, so a bigger down payment can lower it even when the property earns the same.

Which calculator should I use before buying an Airbnb?

Start with the revenue calculator for gross and payout, then the ROI calculator for cash-on-cash return and the cash flow calculator for the months that go negative. The valuation calculator then gives the highest offer that still meets your targets.

How accurate are these calculators compared to AirDNA?

These calculators are exactly as accurate as the numbers you enter. AirDNA estimates what a property might earn from market data. These tools run your own figures through formulas printed on each page, so every step can be checked.
