The five-layer legal check

Find out if a city says no before you fall for it.

Free, coming soon93 lessons, two tracks

Why this exists

Most first listings go wrong before the first guest arrives

The wrong model, a market that bans you, or a purchase made on one optimistic estimate. Each one is cheap to catch early and expensive to catch late.

Most "how to start" courses sell one model

They teach arbitrage, or buying, or co-hosting, because that is the one they sell. Nobody helps you choose between them using your cash, your risk limit and your local rules first.

The legal check shows up too late

Permits usually get one lesson inside setup, after you have already fallen for a market. Here the legal screen comes before market research, because that is the cheapest moment to find out a city says no.

One revenue estimate decides the purchase

Beginners buy on a single projection from a single tool, and two tools can disagree badly on the same address. You learn to check an estimate against real comps and run a bad month before any money moves.

Start track · 11 modules · 61 lessons

From “should I do this” to your second listing

Every lesson ends with something you produce for a real property: a legal checklist, an underwriting sheet, a launch plan. This is the planned curriculum, and titles may change as it is recorded.

Already past eight listings? Start here instead

Per-property profit, pricing discipline, operations that hold past the fourth property, financing the next doors and staying legal across several cities.

The full methodology: how to read demand, supply and seasonality in any city in the world, and how to tell a market that looks good from one that is good. This is the module that decides whether everything after it works.

  • Reading real demand instead of estimate-tool projections
  • Supply saturation: the signals that show up before the crash
  • Seasonality and event demand, and how to price around both
  • Applying the same method to a market nobody has covered yet

Buy, lease or co-host, how to underwrite each one honestly, and the deals you should walk away from even when the pro forma looks fine.

  • Buy vs lease vs co-host, with the math for each
  • Underwriting a property in under an hour
  • Setup costs nobody budgets for
  • Launching a new door across Airbnb, Vrbo and Booking.com

Why high occupancy is often a pricing failure, how minimum stays create orphan nights that quietly eat a month, and when a dynamic pricing tool is working against you.

  • ADR, RevPAR and RevPAN, and which one to manage to
  • Minimum-stay strategy and gap-night recovery
  • Reading a pricing tool critically instead of trusting it
  • Channel mix: what each platform is actually good for

The full deduction chain from gross booking to money you keep. Every fee, the expenses that never reach a spreadsheet, and how to spot a door that is being carried by the rest of the portfolio.

  • Building a per-property P&L that survives scrutiny
  • Reconciling platform payouts against your bank
  • The expenses hosts consistently forget
  • Deciding when to fix, refinance or exit a property

Everything works at one property. Most operators break at four. Cleaner scheduling, guest messaging, turnovers, maintenance, and the order to automate them in.

  • The guest messages worth automating first
  • Cleaner and turnover systems that scale
  • Preventive maintenance before it becomes damage
  • What to hire for, and when

Financing, co-hosting other people’s properties, structuring the business, and the operational limits that decide how many doors you can actually run.

  • Financing paths for the second and third property
  • Building a co-hosting business with no capital
  • Owner contracts, fee structures and reporting
  • Entity structure and trust accounting basics

  • Researching local STR law properly
  • Permits, registration and occupancy caps
  • Lodging and occupancy tax across jurisdictions

  • Reading per-property profitability without fooling yourself

  • Using Milo AI to underwrite and compare deals

Before you take our word for anything

Free usually means someone is selling you something later

Reasonable assumption, so here are the three questions answered plainly: who we are, why we get to teach this, and what we get out of giving it away.

Why should you listen to us?

Because Geo still runs short-term rentals. He is not teaching from a business he exited five years ago or repackaging someone else’s framework. Over 200 operators have been coached directly, and in many cases he built the business alongside them.

Why are we the right people to teach this?

MagicBNB sees the part of this business most courses skip: reconciled bank data from real listings on Airbnb, Vrbo, Booking.com and direct. We know which properties actually earn because we watch the money clear, not because we read a revenue screenshot.

Why is it free?

Hosts who understand their own numbers are the ones who get value from MagicBNB later, and they stay. Teaching this properly costs us less than chasing people who churn in three months. You can judge the software on its own, separately.

Why this one

Six things that are true here and rare everywhere else

Each one is checkable. None of them is a promise about how much money you will make, because nobody teaching this can honestly make that promise, paid or free.

Real numbers, with sources and dates

Every figure in a lesson says where it came from and when it was checked. Platform revenue is not profit, and no lesson treats it as such.

Legal check before market research

Module 3 runs a five-layer legal screen on every candidate market before Module 4 asks whether it earns. Finding a ban early costs nothing.

Every model, none of them sold

Owning, renting, co-hosting and hosting your own space, side by side with the risks named. You choose. We have no model to push.

Built by an operator who still operates

Geo has coached over 200 people and built STR businesses with them. The lessons come from real properties, not a content calendar.

A method that works in any market

You learn how to research a market, not a list of hot cities. It works for Airbnb, Vrbo, Booking.com and direct, wherever you are.

Free, with no upsell ladder

No card, no locked advanced tier, no income claims. The software is taught where it genuinely helps and left out everywhere else.

Who this is for

Built for your first listing, and the ones after it

Naming who this is not for is the only reason to believe the list of who it is for.

This is you
  • You are deciding whether to start, and want the honest version before you spend anything
  • You have a property, a lease or a co-hosting lead in mind and need to know if the numbers hold
  • You run a few listings and want them profitable before you add another
  • You run 8 or more listings and have outgrown the spreadsheet. That is the Scale track.
Honestly, not you
  • You want passive income. Hosting takes real hours every week, and a first listing takes more.
  • You need this to work to pay your bills. A first listing can lose money for months.
  • You plan to list where the rules say no, or without your landlord’s written consent.
  • You want a list of the best cities or a guaranteed number. Neither is in here.

Being specific about who this misses is the only reason to believe the list on the left.

Who teaches it

He has run short-term rentals for years, and built them for other people for almost as long.

Geo operates in the US and Canada and tracks demand trends worldwide. Over 200 operators have been through his coaching, and in many cases he built the business with them rather than handing over a checklist.

That is where the curriculum comes from. Underwriting deals that looked fine and were not. Reconciling payouts that did not match. Arguing with a city about a permit. Working out which properties were quietly carrying the ones that were not.

  • Runs an active portfolio rather than teaching from a previous one
  • Has built STR businesses with students, not only advised them
  • Hosts a podcast on the operating side of the business
  • Has coached across US and Canadian markets, not one lucky city
  • Says plainly where a tactic only worked in one market or one season
  • Charges nothing for this course

The expensive mistakes in this business come from advice that was true somewhere else. Where that applies, the course says so.

What comes
with it

Lessons are the core. These are the parts that make them stick once you are looking at a real property. All of it is included at no cost.

01

Self-paced video lessons

Two tracks: Start for your first listing, Scale for 8 doors and up. Short lessons that each end with something you produce for a real property.

02

Live monthly Q&A

A recurring call with Geo at no cost. Bring the property, the market or the number you are stuck on.

03

Templates and working files

Underwriting sheet, legal checklist, permit office call script, furnishing budget, message library, cleaner SOP and a monthly P&L. Free to download and keep.

04

Operator community

A private group of people running real listings, so questions get answered by operators rather than a comment section. No membership fee.

05

MagicBNB, taught where it helps

The free calculators run through the Start track. The Scale track has a full module on the platform: connecting data, reading profitability and using Milo AI.

06

Dated and kept current

Rules, platform fees and demand move. Each lesson shows when it was last checked, and lessons are revised rather than left to age.

The free operator community

The Operators Room: the part that is open now

The course is not open yet. The group is where operators are already answering each other, and joining costs nothing and requires no card.

Post a real property and get an operator answer

The market, the ADR, the margin, the problem. Answers come from people already running listings who will tell you a deal is bad, which is the part a Facebook group of forty thousand hosts cannot do for you.

The monthly call, and the archive of it

Geo takes live questions once a month at no cost. Recordings stay in the group, so a pricing question somebody asked in March is still readable in October instead of vanishing into a comment thread.

The working files, before the course opens

Underwriting model, per-property P&L, cleaner SOPs and an owner statement template. Downloadable, yours to keep, and built to work in a spreadsheet rather than requiring any particular software.

Regulation changes from people in those cities

When a city moves on permits or caps, an operator who holds doors there usually knows before the blogs write it up.

Turn up with a number, not a question

Per-property margin is the number worth bringing, because platform revenue is the only figure anyone hands you and it says nothing about whether door 14 earns. Work it out however you like: MagicBNB’s Listings table sorts every door by net revenue, occupancy and profit margin with the occupancy pill coloured against an 80% and a 60% threshold, and a spreadsheet of payouts minus every real cost gets to the same place more slowly. Either way, arrive with the figure rather than asking the room to guess it.

How to get in

The group opens to a founding cohort first, and it is not public yet. Leave an email and you get the invite in that first round rather than hearing about it afterwards.

What free means here

  • Free to join and free to stay. No membership fee, now or later.
  • No card, and nothing to cancel.
  • The community is free. MagicBNB the software is paid, and nobody in the group will stop you saying so.

Want the lessons too? The training list is a separate list. Joining The Operators Room does not put you on it, and neither one costs anything.

Questions
answered

The things people actually ask, starting with why any of this is free and who it is not for. If yours is not here, the waitlist email replies.

What is MagicBNB Academy?

A free short-term rental course from an operator who still runs the business. The Start track (61 lessons in 11 modules) takes you from deciding whether to do this at all to your first profitable quarter and a second listing. The Scale track (32 lessons in 8 modules) is for operators past roughly eight listings. There is no fee for either.

I have never hosted. Is this for me?

Yes. The Start track is built for exactly that. Module 1 helps you decide whether to do this at all, and it is fine if the answer is no. Better to learn that before a lease or a mortgage than after.

Will I make money?

Nobody can promise that honestly, and we do not. There are no income figures, student results or projections anywhere in the course. What you get is a method for deciding whether a specific property works before you commit to it, and for walking away when it does not.

What is the catch?

We would rather you understood your own numbers. Hosts who do are the ones who get value from MagicBNB later and stay, and teaching that properly costs us less than chasing people who churn in three months. The software is mentioned where it is relevant and ignored everywhere else.

Is this only about Airbnb?

No. Airbnb, Vrbo, Booking.com and direct booking are all covered, and channel mix is treated as a real decision. Depending on one platform leaves you with no defence when its rules or fees change.

Does it cover regulations and taxes?

Yes, as teaching, not advice. You learn how to read the rules for any address, what to ask the permit office, and which questions to bring to a CPA, lawyer or lender. It does not replace them.

How much time does it take?

Self-paced, in short sessions. Every lesson ends with something you produce for a real property, so you can work through it alongside a deal rather than clearing a weekend. The full lesson list is on this page.

Is the community free, or is it a trial of the software?

The community is free, with no card and no membership fee. It is not a product trial and joining it does not start one. MagicBNB the software is paid, and there is no free tier of it hiding behind the group.

Is it really free?

Yes. No card, no locked advanced tier, and no price that appears three lessons in. MagicBNB the software is paid and is taught where it helps, but you do not need it to finish the course.

Which model does it teach: buying, arbitrage or co-hosting?

All of them, side by side, plus hosting your own space. Module 2 compares capital at risk, legal exposure, time and how you get out of each, and you pick one in writing with your reasons. We do not sell any single model.

How is this different from paid STR courses?

Most teach one model and cover permits in a single lesson. Here the legal check comes before market research, every figure carries its source and the date it was checked, and there are no revenue screenshots. It also costs nothing.

I already run 8 or more listings. Where do I start?

The Scale track. It covers per-property profit, pricing discipline, operations that hold past the fourth property, financing the next doors, and staying compliant across several markets.

I am not in the US or Canada. Does it still apply?

Yes. The course teaches a method rather than a list of good cities: how to read the rules, demand, supply and seasonality in any market. Some legal and tax examples are US and Canadian, and those lessons say so.

Do I have to use MagicBNB the software?

No. Most lessons work with a spreadsheet and the free calculators on this site. The software appears where it genuinely helps, mostly once you have a deal to analyze or a live listing, and the Scale track has a full module on it.

Is the community the same thing as the course?

No, and they open at different times. The Operators Room is the free operator group: the monthly call, the working files, and other people running listings. The course is the lessons on this page.

When does it open?

There is no date yet. Join the early access list and you get the opening date and the full lesson breakdown before it goes public. Nothing is payable then either.
