What Airbnb accounting software should do
Airbnb accounting comes down to four jobs. Record what each booking actually paid you. Match it to the deposit in your bank. Put every expense on the property it belongs to. Then turn all of it into a profit and loss statement for each property. A spreadsheet can do all four, as long as you do them by hand, every month, for every listing.
MagicBNB does them from data you already have. Reservations and payouts come from Hospitable or Hostfully. Expenses come from your bank through Plaid. Payouts are matched to the deposits that cleared, and each expense is assigned to a property once, with a rule that handles the same merchant next month.
What you get is profit for each property and for the whole portfolio, by month, quarter or year, after the platform fee, the cleaner, the utilities and the mortgage.
What you get
Profit per property
Revenue, platform fees, cleaning, utilities, mortgage and every other cost, per listing. Sort by margin to see which property carries the others.
Payouts matched to deposits
Each payout from your PMS is matched to the bank deposit that paid it, so revenue means money that arrived, not money that was booked.
Expenses assigned once
Put a transaction on one property or split it across several. A recurring rule applies the same split to that merchant from then on.
Reports you can hand over
A monthly portfolio report with the properties, channels and figures you choose, exported as PDF or CSV for a partner, a lender or your accountant.
Owner statements
If you co-host, set each owner's split once and MagicBNB builds the statement from the same numbers.

QuickBooks and Xero are full double-entry accounting systems, and many accountants work in them. If yours does, keep your books there. MagicBNB is where you see which property makes money.
How it works
- 1
Connect your PMS
Hospitable connects with a sign-in. Hostfully connects with an API key. Listings, reservations and payouts sync from then on.
- 2
Connect your bank
Link the accounts your rentals pay into and spend from, through Plaid. Access is read-only.
- 3
Assign your costs
Put each expense on a property, or split it. Set a rule once for merchants that repeat, such as utilities and cleaners.
- 4
Read your profit
See profit per property and for the portfolio, then export the monthly report when someone asks for it.
What it does not do
MagicBNB does not file taxes, run payroll or replace your accountant. It does not take bookings or message guests either: your PMS keeps doing that.
Reservation data comes from Hospitable or Hostfully today. If you run Airbnb with no PMS, there is no booking data to match your bank against yet.
Most hosts are losing money.
They just don't see it yet.

Questions hosts ask
What is the best accounting software for Airbnb hosts?
It depends on what you need from it. If your accountant keeps double-entry books, QuickBooks or Xero with a rental add-on is a common setup. If you need profit per property without building it yourself, you need software that joins your booking data with your bank data. MagicBNB does that for hosts who use Hospitable or Hostfully.
Does MagicBNB connect to Airbnb directly?
It connects through your PMS. Bookings from Airbnb, Vrbo and direct channels reach MagicBNB through Hospitable or Hostfully. There is no direct Airbnb connection today.
Can my accountant use the reports?
Yes. Expenses are categorised by property, and the monthly portfolio report exports as PDF or CSV, ready to send to a bookkeeper or CPA.
How is this different from the reports in my PMS?
Your PMS sees revenue and platform fees, because those pass through it. It does not see the mortgage, the utilities or the cleaner you pay from your bank. MagicBNB reads both, so it can show profit, not just revenue.
Is my bank data safe?
Bank accounts connect through Plaid. MagicBNB gets read-only access to transactions and balances, cannot move money, and never sees or stores your bank password.
How much does MagicBNB cost?
$20 a month covers your first 3 listings and each listing after that is $7 a month, so 5 listings is $34 and 10 is $69. The first 14 days are free and you can cancel anytime.
