Got two statements. One says $6,018.40, one says $5,890.40. Which one is right?

What an owner statement has to show
An owner statement answers one question: why is this the amount I was paid? It lists the month's booking revenue, the platform fees, cleaning, the expenses you paid on the owner's behalf, your management fee and the payout. When a line cannot be traced, the owner starts asking questions, and the relationship gets harder.
Built by hand, it is a spreadsheet per owner per month, copied from the PMS and the bank. MagicBNB builds it from the same synced data it uses for your own profit numbers, using the split rules you set for each listing.
What you can set for each listing
Your fee, your way
A percent of gross revenue, of net revenue or of accommodation revenue, or a flat monthly fee. Set once per listing.
Owner-paid cleaning
Deduct cleaning from the owner's share when your agreement says the owner pays it.
A trail for every cost
Each expense on the statement comes from a bank transaction you assigned to that property, so you can show where it came from.
Branded PDF
Year-to-date statements with your logo and colors, ready to send.
Locked when final
Finalize a statement and it is locked, so a late edit cannot quietly change a figure the owner already has.
Profit per listing
The same data shows each listing's profit after every cost, which helps when you set or renegotiate a fee.
How the fee base changes the owner payout
The base your percentage is taken from moves the payout more than people expect. Example: a month with $4,000 of bookings ($3,400 nightly, $600 cleaning), Airbnb's 15.5% host-only fee of $620, $600 paid to the cleaner, and a 20% management fee.

How it works
- 1
Connect your PMS and bank
Hospitable or Hostfully for reservations and payouts, and your bank through Plaid for the costs.
- 2
Set each split
Pick the fee base and percentage, or a flat fee, for every listing you manage, and who pays cleaning.
- 3
Assign the costs
Put repairs, supplies and bills on the right property. Recurring rules handle the ones that repeat.
- 4
Send the statement
Review it, finalize it and send the branded PDF.
What it does not do
MagicBNB does not move money. It works out what each owner is owed and documents how; you still pay the owner from your own account. It is not a trust accounting system.
Reservations come from Hospitable or Hostfully, so the listings you manage need to be in one of the two.
Most hosts are losing money.
They just don't see it yet.

See your real numbers before you pay a cent. Most operators find a surprise within the first session.

Questions hosts ask
What is an Airbnb owner statement?
A monthly report a co-host or property manager sends to a property owner. It shows booking revenue, platform fees, cleaning, expenses paid on the owner's behalf, the management fee and the payout to the owner.
Which fee structures does MagicBNB support?
A percent of gross revenue, a percent of net revenue, a percent of accommodation revenue, or a flat monthly fee, set per listing. Cleaning can be deducted from the owner share when the owner pays it.
Hospitable already has owner statements. Why use this?
Use whichever fits. A PMS statement is built from what passes through the PMS. MagicBNB adds the costs you pay from your bank, such as repairs, supplies and utilities, and shows your own profit per listing next to it.
What does it cost a co-host?
Pricing is per listing, not per owner. $20 a month covers your first 3 listings and each listing after that is $7 a month, so 5 listings is $34 and 10 is $69. The first 14 days are free and you can cancel anytime.
Is my bank data safe?
Bank accounts connect through Plaid. MagicBNB gets read-only access to transactions and balances, cannot move money, and never sees or stores your bank password.
