What your accountant needs from an Airbnb host
For each rental property: the rent you received, the platform fees taken out of it, and every deductible expense by category, for the whole year. Your accountant also needs the days each property was rented and the days you used it yourself, because those decide how the expenses can be deducted.
Most hosts rebuild this in January from payout emails and bank statements. MagicBNB keeps the income and expense side current all year from Hospitable or Hostfully and your bank, so the year-end work is a review.
One common surprise: the 1099-K from Airbnb reports gross amounts, before Airbnb takes its fee and before refunds. Your bank shows the smaller payouts. MagicBNB keeps the fees and the payouts side by side, which is the record that explains the gap.
What MagicBNB keeps ready
Revenue and fees per property
Booking revenue, platform fees and payouts, per listing and per month, with the payout matched to the bank deposit.
Expenses by category
Cleaning, repairs, improvements, supplies, utilities, insurance, taxes, HOA, mortgage and more, each on the right property.
Split costs
A bill that covers several properties can be split between them, so each property carries its share.
Business costs kept apart
Software and other costs that belong to the business, not one listing, are kept separate from listing expenses.
Reports to hand over
See the whole year by property and category, and export the monthly portfolio report as PDF or CSV.

Where host expenses usually go on Schedule E
US hosts who rent without hotel-style services usually report on Schedule E (Form 1040). This is how the common categories line up.

This shows common practice, not tax advice. If you provide hotel-style services, the income may belong on Schedule C instead, and personal use of the property limits what you can deduct. Your tax professional decides. MagicBNB sees the full mortgage payment from your bank; the interest part comes from your lender.
How it works
- 1
Connect your PMS and bank
Hospitable or Hostfully for income and fees, your bank through Plaid for costs. Past transactions come in too.
- 2
Categorise as you go
Expenses arrive with a suggested category. Confirm the property and set rules for repeats.
- 3
Review at year end
Check the year by property and category, and clear anything still unassigned.
- 4
Hand it over
Send your accountant the reports, or sit down with the numbers on screen.
What it does not do
MagicBNB is not tax software and does not give tax advice. It does not file returns, fill in Schedule E, calculate depreciation or read your 1099-K. It keeps the records those jobs start from.
Occupancy and lodging tax filing is not part of the product today.

Questions hosts ask
Does MagicBNB file my Airbnb taxes?
No. MagicBNB keeps your income, platform fees and expenses organised by property all year. Your accountant or tax software does the filing.
Why is my Airbnb 1099-K higher than what I was paid?
The 1099-K reports gross payments, before Airbnb deducts its host fee and before refunds or adjustments. Your bank receives the smaller payouts. Keeping fees and payouts per booking lets you and your accountant show that the difference is fees, not missing income.
Can I start in January for last year?
Yes, as long as the history is available. Reservations sync from your PMS and Plaid brings in past bank transactions, so you can categorise last year before the deadline. How far back a bank goes depends on the bank.
Is this Schedule E software?
No. MagicBNB's expense categories line up with the common Schedule E lines, which makes the handover quicker, but the form itself is prepared by you, your accountant or your tax software.
Is my bank data safe?
Bank accounts connect through Plaid. MagicBNB gets read-only access to transactions and balances, cannot move money, and never sees or stores your bank password.
How much does MagicBNB cost?
$20 a month covers your first 3 listings and each listing after that is $7 a month, so 5 listings is $34 and 10 is $69. The first 14 days are free and you can cancel anytime.
