Gross revenue is vanity. Net profit is what pays the mortgage. Most free calculators show you projected revenue and stop there, leaving a gap that routinely exceeds 60% of the headline number on a financed property.

What most profit calculators get wrong

The number is only as good as the inputs. These are the three gaps that make the biggest difference between projected profit and actual profit.

The 15.5% fee most hosts forget

Airbnb has been migrating all hosts to a single 15.5% host service fee. If your calculator still uses 3%, your profit is overstated by 12.5 points of gross revenue. On a $72k property, that is $9,000 per year.

Most hosts now pay a single 15.5% service fee. Airbnb has been migrating hosts off the old structure, where the host paid 3% and the guest paid a separate fee, onto one combined 15.5% host fee. This calculator defaults to 15.5%, and you can change it if your listing has not migrated yet.

What is a good profit margin for an Airbnb?

Net margin after debt service commonly lands between 10% and 25% of gross booking revenue on a financed property, and higher on one owned outright or run as a lease. A margin under 10% means a single bad month or one insurance renewal can put the door underwater.

What is breakeven occupancy?

Breakeven occupancy is the occupancy percentage at which the property covers every cost and returns exactly zero profit. It is the single most useful number in this calculator, because it tells you how much demand can fall before the door starts losing money.

Should cleaning fees count as Airbnb revenue?

Yes, on both sides. The cleaning fee you charge the guest is real income and the amount you pay the cleaner is a real expense. Counting the fee you collect while ignoring what you pay out is the second most common error in Airbnb profit math, after using gross revenue as profit.
