Hostfully publishes $15 and $25 per property per month, each followed by "+ platform fee" that it never quantifies. So $15 is a floor, not a quote. Here is what is knowable.

Hostfully publishes two per-property prices, $15 a month on Growth and $25 on Pro, and appends "+ platform fee" to both without ever stating what that fee is. So the honest answer to what Hostfully costs at ten doors is $150 or $250 a month plus an unknown, and no page on the internet can close that gap because Hostfully does not publish it.

What is knowable is the part nobody has worked out: the point at which Pro beats Growth. The $10 per-property gap is recovered at $540.54 of direct-booking revenue per property per month, because Growth carries a 1% payment gateway fee and a 0.85% direct-booking fee that Pro removes.

What Hostfully publishes, read October 4, 2026

Three tiers, two prices, and a fee with no number. Verbatim from Hostfully’s own pricing page, in static page text rather than from a slider or a gated form:

  • Growth: "Starting at $15 per property per month + platform fee", described as "Ideal for 1 - 50 listings". Includes a 1% payment gateway fee and a 0.85% direct booking fee.
  • Pro: "Starting at $25 per property per month + platform fee", "Best for 1 - 199 listings", marked most popular. No payment gateway fee, no commissions on direct bookings, plus a dedicated customer success manager, additional onboarding support and an annual business review.
  • Enterprise: "Custom tailored to your portfolio + platform fee", "Tailored for 200+ listings", with tailored onboarding and priority support.

Read the two words before the dollar figures. Starting at. Combined with the trailing platform fee, Hostfully is publishing a floor on two sides of the same number, which is a reasonable thing for a vendor with volume deals to do and an unreasonable basis for a budget.

A date correction, because it is circulating. This structure is widely dated to August 2026. Hostfully's own pricing page carries a modified timestamp of May 14, 2026, and an independent review had the $15 and $25 figures on June 18, 2026. Neither is consistent with an August change, and Hostfully publishes no changelog, blog post or announcement for it. This post does not date the change, because no primary source does.

The platform fee, and the ten pages that do not have it either

Not published, anywhere, in any amount. The phrase "+ platform fee" appears three times on Hostfully's pricing page and is never defined, quantified or linked. The words base fee, subscription fee and minimum do not appear on that page at all.

Pages checked for a figure and found not to carry one: both Hostfully pricing URLs, the terms of service (last updated December 8, 2025, which contains no dollar figures and no minimum commitment), the resources FAQ, the demo page, the integrations directory, the channel manager and automation feature pages, and two help centre articles. The FAQ is the sharpest miss: it lists "Are there any additional costs I should be aware of?" as a question and serves no answer text, which is precisely where a platform fee would be disclosed.

Hostfully publishes a price with a floor at both ends. The number that decides your bill is the one it does not print, and there is no way to discover it without a sales call.

One lead worth your own five minutes. A site-restricted search indexes a Hostfully help article, Manage your Hostfully subscriptions, as containing the phrase platform fee. That article would not load during this research, repeatedly. If you are evaluating Hostfully, open it before the demo call, because it is the likeliest place the figure exists.

There is also no free trial. Hostfully's pricing pages never use the word trial, offering only "Book a FREE demo", and a third-party directory lists both free trial and free version as not available. Combined with the unpublished fee, that means no prospective customer can reach a real number without talking to sales. That is the actual story here, rather than the fee itself: the pricing is not self-serve discoverable by design.

Worth knowing before you choose, because it changes what the subscription is worth: Hostfully is one of only two property management systems that connect to MagicBNB today. MagicBNB's PMS connection syncs properties, reservations, reviews, guests, messages and payouts from Hospitable and Hostfully, with critical events arriving by push and a historical backfill on first connect, so a reconciled per-property profit and loss exists from day one rather than after a quarter of exports.

Growth against Pro, on the same five dimensions

Pro wins above roughly $540 of direct-booking revenue per property per month, and loses below it. Same five dimensions for each tier, same order, published figures only.

  • Best for: operators running a real direct-booking channel, above about $540 per property per month, plus anyone who wants a named success manager

3. Enterprise

  • Published price: not published. "Volume pricing", "Custom tailored to your portfolio + platform fee"
  • Listing range: "Tailored for 200+ listings"
  • Payment gateway fee: not published
  • Direct booking fee: not published
  • Best for: portfolios past 200 doors, which are outside the range this post is written for

The crossover, worked. Growth costs $10 less per property per month and charges 1% plus 0.85%, which is 1.85% on the relevant revenue. Ten dollars divided by 0.0185 is $540.54. Below that in direct bookings per property per month, Growth is cheaper. Above it, Pro is. At twenty doors that is $300 against $500 in base price, so Pro needs about $10,811 of monthly direct-booking revenue across the portfolio to justify itself on fees alone.

One caveat that is not a technicality. The platform fee may differ between tiers, and Hostfully does not publish it, so this crossover is exact on the published figures and indicative on the real bill. That is the clearest illustration of why the missing number matters: the single most useful calculation in Hostfully's pricing cannot be completed from Hostfully's pricing page.

Where MagicBNB does not compete here: it is not a property management system. It does not distribute to channels, does not manage calendars or messages, and will not replace Hostfully or anything else on this page. It reads a PMS and reports profit. If the job is running operations, this comparison is the one that matters and MagicBNB is not in it.

The stale figures still ranking for this query

Four pages carry retired prices or retired tier names, and one of them makes an error worth naming. The old structure, per a review updated August 28, 2026, was Starter at $119 a month, Pro at $215 and Pro Plus at $269.

  • A directory page timestamped "last updated 25/10/2019" still publishes Starter at $49, Pro at $129, Premium at $219 and Gold at $499, plus a $400 one-time setup fee. It is seven years stale and it says so, which is more than most.
  • A review published July 31, 2026 presents "Growth, reported near $119 per month" and "Pro, reported near $215 per month" as live alternatives to the per-property model. This one is a genuine error rather than an old price: $119 was the retired Starter plan and $215 the retired Pro plan, so it has mapped a discontinued tier's price onto a different current tier's name. A Growth plan at $119 never existed under either structure.
  • A major software directory stamped "Last updated September 29, 2026", five days before this was written, still lists the retired Starter, Pro, Pro Plus and Premium tier names. A recent date on pre-change content is worse than an old date on old content, because it defeats the only check a reader has.
  • A second directory lists the same four retired tier names with no dollar figures and no precise date.

Two figures to stop repeating. A $99 Hostfully platform fee is quoted in places and no source actually makes that claim: $99 was a retired Starter plan price for one to four listings, and it has been conflated with the separate, genuinely unpublished platform fee. A $600 one-time implementation fee and a $400 setup fee both appear in third-party directories and on no Hostfully page.

Hostfully's own page is not immune. One sentence on it still reads "Pro includes everything in Starter, plus:", and Starter no longer exists under the current structure. When the vendor's own page carries a leftover from the previous one, a directory updated six months ago has no chance.

The reason a per-property subscription is worth auditing at all is that it is one of the few costs that scales exactly with door count. What Hostfully integrates with on pricing, and what that saves

Five dynamic pricing tools, named on Hostfully's own automation page: Beyond, Wheelhouse, DPGO, Nightpricer and PriceLabs. The integrations directory carries a dynamic pricing category but renders its partner names client-side, so that list is not in the page text and may not be complete.

One concrete perk Hostfully does publish, on its PriceLabs integration page: PriceLabs Portfolio Analytics is free for life for Hostfully users. Priced separately that tool is bundled free with a PriceLabs dynamic pricing subscription anyway, so read it as a convenience rather than a saving, and price PriceLabs on its own published tiers, which are marginal: $19.99 for a first listing, $14.99 each for listings two to five, $12.99 each for six to fifteen.

Worth stacking against the subscription before you sign. At ten doors, Hostfully Growth is $150 a month plus the platform fee, PriceLabs is $144.90, and neither figure includes the channel commissions that dwarf both. Software is rarely the line that decides a portfolio's margin, which is the argument for picking the PMS that fits your operation rather than the cheapest published number.

Subscriptions are the easiest recurring cost to set once and never audit again.
