Those four rates come straight from Intuit's official QuickBooks Online pricing page, which also caps Simple Start at 1 billable user, Essentials at 3, and Plus at 5. The 40-class ceiling on Plus sounds generous until you class by entity or by owner as well as by property. A co-host running two LLCs and eleven doors is already at 13 before a single expense category gets its own class.
Baselane does entity and property-level income and expense tracking on the free Core tier, and its accountant tax package outputs Schedule E reports per property. The Baselane pricing page also lists unlimited property-specific checking and savings accounts at $0, with no account opening fee, no monthly maintenance, and no minimum balance. For the specific job of separating six doors so each one has its own bank account and its own expense ledger, the cheaper product is also the better one.
Where both stop is the payout. An Airbnb deposit arrives as one number covering several reservations, and neither tool holds the reservation records needed to break it apart.

At twelve doors the Plus caps start to bite. Five billable users covers an owner, a bookkeeper, and a CPA, and little else. The 40-class ceiling covers twelve properties plus entities, but not twelve properties plus entities plus owner-level classing for a co-hosting book. Baselane is built around a monthly rent cycle, and a meaningful share of what you are being sold assumes a tenant. Tenant portal, auto-pay, tenant ledger, rent roll, split rent payments, 2-day rent deposits, rent reporting at $5 a month, tenant screening at $24.99 and up: none of it applies to a guest who paid Airbnb three weeks before check-in.
That costs nothing on the free tier. It does mean roughly half the value proposition of the $20 Smart plan points at a workflow you do not run. The parts that survive the translation are real: AI auto-tagging across 120+ categories, auto-receipt matching, custom categories, balance sheets, and cost segregation schedules.
The banking fee schedule is worth checking before you move money. Outbound domestic wires cost $15 each, waived once combined Baselane balances reach $50,000. Mailed checks are $2. Where QuickBooks still earns its $1,680
QuickBooks wins on four specific things, and none of them are bookkeeping speed. Accrual financial statements that a DSCR lender will accept without a rebuild. Multi-entity consolidation through separate company files. 1099-NEC filing for cleaners, handymen, and photographers who cross the threshold. Liability accounts for lodging and occupancy tax collected but not yet remitted, which Schedule E reporting does not model.
If any of those four describe your year, the $1,680 is not overpriced. If none of them do, you are buying accounting infrastructure to solve a categorization problem.
