Airbtics Alternatives: 6 STR Data Tools and What They Actually Cost
Airbtics starts at $349 a year. AirROI publishes the same market analytics free, AirDNA charges $400, and the $17.99 Mashvisor tier every comparison post still quotes is gone.

The strongest Airbtics alternatives for an operator running 2 to 20 doors are AirROI, which publishes its market analytics and revenue calculator as free, AirDNA at $400 a year, and PriceLabs Market Dashboards at $9.99 a month for a market of up to 1,000 listings. Airbtics itself starts at $29 a month billed annually at $349, so price is rarely why anyone switches.
Fit is why. Every tool below estimates what a property you do not own might earn, and none reports what the doors you already run netted. Check any price here against the vendor page first. Mashvisor Lite is quoted across comparison posts at $17.99 and published today at $49.99.
Why operators look for an Airbtics alternative
Three things send them looking: the accuracy band is far wider than the marketing number suggests, the pricing page contradicts itself, and the data describes completed months rather than live bookings.
Airbtics publishes two accuracy claims and the distance between them is the story. Its pricing, API and calculator pages carry 96% and 97%. Its help center article on data accuracy (accessed September 29, 2026) carries the caveat that belongs beside them: although the company achieves platform-wide accuracy, its data may not always be 96% accurate at the listing level. The figure that applies to one address is the other one on that page. In over 95% of cases, occupancy rates and daily rates fall within a 20% range of actual values. On a $52,000 estimate that is a spread from $41,600 to $62,400.
A 20% band is fine for choosing between two cities. It is useless for judging a door you already own, where the real number sits in your payouts and a model adds nothing.
MagicBNB's Listings table sorts every property by net revenue, occupancy, profit and margin, with occupancy pills colored green above 80%, amber from 60 to 80 and red below. Any comparison against a market estimate then starts from your own figures rather than a second estimate.
The pricing page is the second problem. The Airbtics product pricing page (accessed September 29, 2026) lists Analytics Expert at $29 a month with Billed Annually: $349, and Market Intelligence Scale at $239 a month with an annual figure of $750, under a toggle labeled Yearly 75% off. Both toggle states render at once, so $239 times 12 comes to $2,868 against a published annual of $750, and nothing on the page reconciles them. There is no currency selector either, and the support page states you can only pay in the currency of the country where you signed up.
Third, cadence. Airbtics scans Airbnb listings weekly and refreshes historical market metrics monthly, and says on its homepage that monthly figures describe completed periods rather than live bookings. Nobody should read a booking pace off it.
Airbtics alternatives ranked, with the prices their vendors publish today
Ranked on what a 2 to 20 door operator gets for the money. Four dimensions each, in the same order, using only figures published in page text. Two of the six publish no price at all.
1. AirROI
- Price: $0. The platform is free. The API is pay as you go from $0.01 per call, with a $10 minimum credit purchase and a 1,000 request per minute limit.
- Free tier: Market Atlas, Analytical Insights, the Revenue Calculator and Dynamic Pricing, with no listing cap published.
- Coverage: 20M+ properties, 190+ countries, 100,000+ searchable markets.
- Best for: a second opinion on an Airbtics number without paying for a second subscription.
2. AirDNA
- Price: Market Research at $400 a year, shown as $34 a month billed $400 annually, or $125 a month month-to-month. Adapt dynamic pricing is $20 per listing per month. Property Manager is quote only.
- Free tier: limited Rentalizer, limited Market Insights, and for-sale property browsing.
- Coverage: 100% of listings on Airbnb, Vrbo and Booking.com analyzed daily. No market count and no per-plan market limit is published anywhere.
- Best for: underwriting a purchase, where the comp set is the product and Airbtics has no equivalent.
3. PriceLabs Market Dashboards
- Price: $9.99 a month for up to 1,000 listings, $19.99 up to 5,000, $39.99 up to 10,000, rising to $319.99 at 80,000. Dynamic pricing alongside it runs $19.99 for a first US or European listing, $14.99 for each of listings 2 to 5, and $8.99 in the 16 to 25 band.
- Free tier: one dashboard free once a listing syncs to dynamic pricing, plus one token per twenty syncing listings on the Performance Bundle.
- Coverage: scoped to the market each dashboard buys, not global.
- Best for: anyone already paying PriceLabs to price listings, where a dashboard is the cheapest data on this page.
4. Rabbu
- Price: no paid tier is published anywhere on the site, and there is no pricing page.
- Free tier: the calculator and the market data are free, and AI property search is marked free with no signup required.
- Coverage: 3,500+ US cities by city, county or ZIP. United States only.
- Best for: a fast free US estimate, bearing in mind it is a brokerage rather than a data subscription and discloses no commission anywhere.
5. Mashvisor
- Price: Lite $49.99 a month billed annually, Standard $74.99, Professional $99.99, and a separate Vacation Rental Management Starter at $11 a month billed annually. Enterprise is quote only.
- Free tier: none published, and no free trial is stated on the pricing page.
- Coverage: US long-term and short-term comps together. Export caps are the real tier divider, at 20 Excel exports a month on Standard and 60 on Professional, and Lite carries no rental comp access at all.
- Best for: buy-side investors who want long-term rental comps beside the short-term numbers, the one thing Airbtics does not attempt.

- Price: not published. keydatadashboard.com now redirects to keydata.co, the old pricing URL returns 404, and there is no pricing item in the navigation.
- Free tier: a free market report in exchange for contact details.
- Coverage: benchmarking against a cohort of participating property managers rather than scraped public calendars, which is the genuine methodological difference on this page.
- Best for: property managers who will sit through a demo to get a number.
The Hidden Loss
The Property You Think Is Your Best Earner Might Be Your Worst Margin.
Every figure above was read on September 29, 2026 from the AirDNA pricing page, the Mashvisor pricing page and the PriceLabs market dashboard billing article. The public PriceLabs plans page carries no dollar figures in its page text at all, so those bands come from the vendor help center rather than the commercial page.
AllTheRooms has left this category. The root domain now presents as Deckard Technologies selling analytics to municipalities and tourism boards, both pricing URLs render their plans client side with no figures in page text, and the analytics subdomain disallows crawling.
MagicBNB is not on that list and should not be. It holds no comp set, no city-level market data and no estimate for an address you do not own. If you are underwriting a purchase in a market where you own nothing, AirDNA or AirROI is the right answer and MagicBNB has nothing to offer you.
The stale numbers in every other Airbtics alternatives list
Three figures circulate widely and no vendor publishes any of them today.
Mashvisor Lite at $17.99 is the most quoted. The string 17.99 does not appear on Mashvisor's pricing page as of September 29, 2026. Published Lite is $49.99 a month billed annually, 2.8 times the number the roundups carry.
AirDNA's $600 a year Host tier is the second. AirDNA publishes exactly four plans: Free, Market Research, Adapt and Property Manager. No Host tier appears among them and no $600 figure appears anywhere on the site. A Host bundle landing page does exist, describing AirDNA Pro Insights plus three Uplisting listings, and it carries no price at all.
The third one costs real money. Airbnb’s service fees article (accessed September 29, 2026) states that most hosts now pay 15.5%, the remainder typically 14% to 16%, and 16% for listings in Brazil and Mexico, and that the split-fee structure is being phased out and will no longer be available once all hosts are migrated. Airbnb’s repricing guidance sets the deadline at September 15 for hosts outside the European Economic Area and October 13 for hosts inside it or in Switzerland, without printing a year in either sentence.
AirDNA's own Rentalizer documentation states the projection does not include the host fee. So a $52,000 estimate is gross. Model the old 3% and you carry $50,440 into the spreadsheet. Model 15.5% and the same estimate nets $43,940. A $6,500 error on one door, produced by a calculator that was right.
A market estimate is a gross number. The fee that comes off it grew fivefold this year, and no estimator subtracts it for you.
What none of these tools can tell you
What your own portfolio netted. Every product above infers bookings from public calendars, and Airbtics says so on its homepage: revenue is estimated rather than taken from hosts' private payout records, so individual results can differ.
A composite from six doors in a US mountain market, figures rounded. The operator pays $349 a year for Airbtics Analytics Expert and cross-checks against the free AirDNA Rentalizer. Airbtics estimated $52,000 on the two-bedroom. The door grossed $48,900, comfortably inside the published 20% band. The estimate did its job.
The error sat one row lower. Across all six doors the portfolio grossed $263,000, and the underwriting spreadsheet still carried a 3% host fee at $7,890. At 15.5% the fee was $40,765. That $32,875 gap was larger than the full-year net income the same spreadsheet projected for two of the six doors.
Estimates disagreeing with each other is normal. Quietly keeping the friendlier one is what costs money. How to choose between them
By the question you are asking. Underwriting a market you do not operate in is a comp-set problem, so AirDNA at $400 a year. Screening one costs nothing at AirROI. Pricing doors you already run is PriceLabs from $19.99.
One rule holds across all six. Never let a market tool report on a door you own. It hands you an inferred occupancy when you have a measured one, and six months later nobody can tell which of the two went into the report you sent an owner.
Data age is the part nobody checks. Airbtics scans weekly and refreshes monthly. AirDNA's accuracy page still benchmarks against Q3 2023 filings. MagicBNB's Freshness pill stamps the age of every number onto the surface displaying it, reading Live 14s ago, Syncing, Stale 4m ago or Offline, so a figure declares how old it is before an owner asks.

A page describing a product called Bright Pricing sits on the domain with a 30-day free trial button, but it appears in no plan's feature list, sits in no navigation menu, and contradicts the current help center line that Airbtics offers no free trial. For pricing, PriceLabs at $19.99 for a first US listing is what operators actually run.
What happened to the $17.99 Mashvisor plan?
It is not published. Mashvisor's pricing page carries Lite at $49.99 a month billed annually, Standard at $74.99 and Professional at $99.99, and the string 17.99 appears nowhere on it as of September 29, 2026. Any comparison still quoting it was written before the change and never revisited, which is the failure mode of most tool roundups.
