- Occupancy: 'Maximum [N] overnight guests. Every guest, including children, must be listed on the reservation. Unregistered overnight guests are grounds for cancellation without refund plus a charge of $[X] per person per night.'
- Visitors: 'Daytime visitors are limited to [N] and must leave by [10 pm]. The total number of people on the property may never exceed [N + 2] at any time.'
- Parties and events: 'No parties or events of any kind. Airbnb bans gatherings of more than 16 people platform-wide; this home's limit is [N]. Violation ends the stay immediately without refund.'
- Quiet hours: 'Quiet hours are [10 pm to 8 am]. No amplified music outdoors at any time. A noise monitoring device (no cameras, no microphones recording conversations) measures decibel levels only, as disclosed in the listing.'
- Smoking: 'No smoking or vaping anywhere inside. Smoking is permitted only [location], with a $[300] deep-clean charge for indoor smoking of any substance.'
- Pets: 'Pets [are / are not] allowed. If allowed: maximum [N], $[X] pet fee per stay, pets never left unattended, and waste picked up before checkout.'
- Check-in and checkout: 'Check-in after [4 pm], checkout by [10 am]. Late checkout without written approval is billed at $[X] per hour because a cleaning crew is scheduled against it.'
- Amenity use: 'Hot tub, pool, and grill rules: [hours, cover rules, no glass]. Guests use amenities at their own risk and children must be supervised.'
- Damage and reporting: 'Report any damage or breakage within 24 hours through Airbnb messaging. Honest reports of small accidents are never charged punitively; unreported damage found after checkout is claimed at replacement cost.'
Adapt the bracketed values per door, not the structure. A downtown condo needs the visitor cap tightened and the parking section added; a cabin with a hot tub needs the amenity section expanded.
