Why this exists

Every piece of STR content is about your first listing. Nothing is written for the operator who outgrew the spreadsheet three properties ago.

What is missing is what happens once you are actually running a portfolio: a dozen-plus doors live, the spreadsheet stopped making sense a while back, and you cannot say whether property 14 is making you money or quietly costing you three others.

What is the Scalebook?

Is it really free, or free to start?

Free, all of it, permanently. There is no locked advanced track sitting behind the free one, no card required, and no price that appears once you are three lessons in. If we ever build something paid it will be a separate thing with a separate name, and this stays as it is.

I am at 5 or 6 doors. Is this too early for me?

Close, but not quite the target. This is built for the point a spreadsheet actually breaks, which for most operators lands somewhere around door eight. If you are headed there, the Research and Acquisition modules will help you underwrite the next couple of doors correctly, so you hit that wall with a lot less to untangle than most operators do.

Why should I listen to Geo rather than anyone else?

I am not in the US or Canada. Does it still apply?

How much time does it take?

All eight modules run to roughly nine hours of lessons, self-paced. Each one ends with something you can apply to a real property that week, so it works in short sessions rather than requiring a cleared weekend.

What happens when regulations change in my city?

The compliance module teaches how to research local STR law properly and how to react when a city changes the rules, rather than listing rules that will be out of date within a year. Lessons are revised as regulations and platform behaviour move.

What is the catch?

We would rather you understood your own numbers. Operators who do are the ones who get value from MagicBNB and stay, and teaching that properly costs us less than acquiring people who churn in three months. The software is mentioned where it is relevant and ignored everywhere else, which is most of the training.

How is this different from the paid STR courses?

Most stop where the real work starts. They teach you to list a property and go quiet on what happens when occupancy holds at 70% and the property still loses money. This starts at market research and runs through reconciled per-property profit, channel strategy, operations and compliance, for the stage where the spreadsheet has already broken. Every financial claim comes from bank-reconciled numbers rather than revenue screenshots. It also costs nothing, which most of them cannot say.

I run 50-plus units. Is this still for me?

Probably not as the primary audience. At that scale you likely have, or need, a dedicated ops or finance hire, and this is built for the stage before that, roughly 8 to 31 doors. The Profit and Operations modules will still hold up, but you are likely past who this was built for.

Is this only about Airbnb?

No. Every platform you can list a property on is covered, including Airbnb, Vrbo, Booking.com and direct booking. Channel mix is treated as a strategic decision, because operators who depend on one platform have no defence when that platform changes its rules.
